At just 27 years old, Adenah Bayoh opened her first IHOP in Irvington, New Jersey—becoming one of the youngest franchisees in the country. What began as a dream rooted in hard work and faith has grown into a thriving restaurant enterprise. Today, Adenah owns three IHOP franchises across northern New Jersey, each one serving as a cornerstone of community, opportunity, and empowerment. Her flagship IHOP in Irvington remains one of the brand’s most successful locations and has helped make Adenah one of the largest employers in the township. Through every stack of pancakes and every job created, she continues to prove what’s possible when passion meets perseverance.

IHOP Downtown Newark

Located at 915 Broad Street, IHOP Downtown Newark sits at the center of the city’s vibrant rebirth. The restaurant anchors a new 84-unit mixed-income development co-developed by Adenah, directly across from City Hall. More than a place to eat, it’s a symbol of what happens when entrepreneurship and community investment come together—bringing life, jobs, and great food to the heart of Newark.

IHOP Newark

When Adenah took ownership of the Newark IHOP in 2017, the restaurant was struggling and dozens of employees faced losing their jobs. With vision and determination, she completely transformed it—renovating the space, revitalizing the team, and restoring pride in the brand. Today, it stands as a welcoming community hub and a testament to the power of leadership that invests in people first.

IHOP Irvington

In Irvington, New Jersey, most saw a rundown diner. Adenah saw a chance to create hope. Inspired by childhood breakfasts with her father, she set out to bring the first IHOP to her hometown. After being turned down by seven banks, she refused to give up—and in 2007, she opened the doors to what would soon become one of the fastest-growing IHOPs in the Northeast. Today, her Irvington IHOP employs nearly 90 people and continues to be known not just for its food, but for its heart. It represents Adenah’s belief that success means lifting others as you climb, and that every business can be a force for good in the community it serves.
